Association Coverage

Unit owners' responsibility are the areas in red per established CC&R specifications.

Here is a simple illustration from the Rules & Regulations of coverage domains. The Condominium Owners Association (COA) covers the areas in green. Owners are responsible for the areas in red.

Generally, the COA covers the exterior of the units including:

• Roof

• Siding

• Exterior wood trim

• Lawn

• Trees

• Driveways

• Privacy fences (between units)

Owners must maintain according to CC&R specifications:

• Building interior

• Windows

• Doors

• Patios

• Closed in fences

• Special modification items (additional trees, bushes)

• Damage done to external building unrelated to weather events
